What is a property tax grievance?

A property tax grievance is your legal right to challenge an unfairly high property assessment in Nassau County. It's a formal appeal to contest your property's assessed value, which directly impacts your property tax bill.

Important: Your assessment can never be increased as a result of filing a grievance. It can only be reduced or stay the same.

Who is eligible to file a property tax grievance?

Most people connected to a Nassau County property can file a grievance. Additional documents are needed in certain cases. Check with ARC to be sure or read the AROW site and documentation thoroughly. Azezment only supports one, two, or three-family residential homes:

  • Property owners of one, two, or three-family residential homes
  • Contract buyers in the process of purchasing a residential property.
  • Tenants who are responsible for paying property taxes per a lease agreement.
  • Estates representing a deceased homeowner.
  • Trusts when you are listed as a Trustee, you can file a grievance

What is the filing deadline for Nassau County grievances?

The annual filing period is January 2nd through March 2nd. The deadline is often extended.

This deadline is critical - missing it means waiting another year to challenge your assessment and possibly paying thousands more.

What is Azezment and how does it work?

  1. Sign in Register or Signin with Google

  3. Search for your property using AI-powered Google like search that supports partial search criteria.
  4. Select comparable properties (comps) using different algorithm choices, the system automatically selects five comps that gives you the highest assessment reduction at the highest quality, depending on the option you choose.
  5. Submit your grievance with AROW (the official Nassau County Website) you get detailed personalized informational reports, with copy and paste instructions for AROW filing grievance form. You may modify your filing per your own decisions as you're entering your application, but we provide you key information on comp Parcel ID's and calculation figures, all explained.
  6. The email you receive from Azezment will explain the process and what to expect ARC (Assessment Review Commission) will also email or notify you in writing when your assessment is reviewed.

What property comparable selection algorithms are available?

Azezment offers multiple algorithm choices for selecting comparable properties, we believe in giving you choices:

1. First 5 (Default)

Takes the first 5 properties from AROW's list sales locator. This is a good start.

2. Hybrid 5

Comp #1 always selected + 2 comps from first 5 (AI) + 2 comps from first 9 (AI). Recommended if you get a reasonably higher reduction compared to First 5 and you feel the picks are a good match to your property. Comps for first page are typically good quality comps.

3. System Picks (AI)

When 1 and 2 above don't perform well for you, let AI selection from pick 5 comps from first 19 recent sales provided per the Sales Locator. Still reasonably good quality, if Pick 5 and Hybrid 5 do not yield a good grievance.

4. First 5, Price Matters

First 5 that have lower sales compared to your FMV (Fair Market Value). Your FMV is calculated as your current recorded tentative assessment X LOA factor for current year. The LOA (Level Of Assessment) changes from year to year to account for real estate price fluctuations and we use an estimated value. ARC publishes the LOA value in April 1st. The factor is derived from the LOA.

5. System Picks Last Chance

Using up to the first 39 comps from AROW Sales Locator, AI will select the best 5 comps to help your computational aspects of your grievance. While this may give you a better reduction compared to methods above, it may not be as high quality. However, you're still highly encouraged to use this method rathan than not filing at all!

6. Custom Selection

If you know the 5 Parcel ID's you want to use, This option is for you. You will get a PDF report with all the math computations done for you. You may want to attach it to support and document your claim.

Tip: You can run multiple strategies and choose which approach works best for your property!

What documents do I need for a grievance?

To build a strong case, you'll need:

  • Comparable Sales Data: (Optional) but recommended. Recent sales of similar homes in your neighborhood
  • Supporting Attachments: (Optional) Attach any documents that you believe may help you support your claim. Consider attaching the comps report provided by Azezment to support your claim. But, you decide.

Azezment selects the comps automatically and provides a informational PDF reports via email using real time data from the AROW website.

How long does the grievance process take?

The timeline varies :

  • Application Grievance Filing: Jan 2nd to March 2nd. Extensions are often made, check with AROW.
  • ARC reviews appeals and makes determinations: 13 months (March 3rd - Mar 31st of following year)
  • Settlement Offers: First review will produce an ARC decision and hopefully a first offer. You must act by accepting or rejecting the offer. Rejecting the first offer will trigger a second review by ARC. If you do nothing, you're implicitly withdrawing your application. More information can be found at AROW

Tip: You can file a grievance every year to ensure you're never over-assessed.
